Alarm System
The Alarm System was installed by KFS Solutions. In event of servicing most residents have taken out an annual maintenance contract.

Bathroom Sinks
If you Kohler sink takes a bit longer to drain or the button release is difficult to release . The unit can be removed and cleaned , the following pictures show the various parts of the stopper , stripped down for cleaning.


Battery Replacements
Battery replacements are needed from time to time for the following

Bike Storage
BIKE STORAGE
Each stairwell (Apart from stairwell 15) has a locked cycle store.
Codes for the cycle stores can be provided from either the concierge or property manager. The codes for the stores should only be changed via the property manager.
At no point should there be any bikes or scooters stored in the communal stairwell or landings, as this is a risk for escaping quickly should there be an unfortunate need to leave the building quickly. Bikes and scooters should also not be stored on private balconies or the garage.
Electric bikes and electric scooters can only be stored in the cycle store on the understanding that the battery is never left in the storage area due to the risk of battery fire. At no point should batteries for these modes of transport be charged in the bike store or any other communal area of the development.
Bin Store and Recycling Options
REFUSE DISPOSAL
General waste and recycling collections are each made currently on Wednesdays.
In case of missed collections or other problems, you can visit the council’s website and complete the online form www.glasgow.gov.uk/missedbincollection
Bins Labelled for General waste are for:
• General household waste and for materials that are not collected within the suite of recycling bins.
Large items need to be taken to the council’s local Recycling Centre, or owners can request a bulky waste collection through the councils website https://www.glasgow.gov.uk/bulkywaste However, it is worth noting that there is a charge from the council for this service and the cost can be found on the council’s website.
Bins labelled for recycling are for:
Mixed papers – newspapers, magazines, journals, junk mail, brochures, catalogues, directories, yellow pages, envelopes
Cardboard – cardboard boxes, card packaging
Plastic bottles – milk bottles, drinks bottles, sauce bottles, shampoo bottles,
cleaning product bottles
Food and drink cans – steel cans, aluminium cans and food tins.
Empty aerosol cans
Please do not place the following items into the recycling bins:
General waste/food waste
Glass bottles
Yogurt pots
Tetra paks
Elopak
Cardboard beverage containers
Plastic bags
Margarine/butter tubs
Cartons
Books
Ø Please do not overfill the bins
Ø Please do not put glass into the bins. Glass should be deposited at a local glass bin
hub.
Ø Please ensure that you flatten any cardboard boxes
Ø Recycling should not be put into the recycling bins in plastic bin bags
Broadband Section
The development is wired for Fibre to premises. The Fibre connection is located in the cupboard where the Boiler and Unvented water tank are located.

Car Park and Parking and Storage Bins
CAR PARKING
All apartments (excluding a few) have allocated parking bays dedicated only to their use. Owners should not park in other owners’ spaces. If a homeowner is in doubt of which space belongs to their property, please refer to your property Title Deeds or contact Taylor & Martin for details. A plan of the parking is shown on the next page.
We would remind homeowners that commercial vehicles are not permitted within the development unless you are having work carried out within your property.
DISABLED PARKING (BLUE BADGE HOLDERS)
There are 5 disabled bays within the carpark and are strictly for owners who are blue badge holders and are on a first come first served basis. Under no circumstances should an owner park in the bay unless they have a blue badge.

Doors and Door Handles
Replacement door handles can be obtained from Screwfix
Sometimes the handle bar comes loose . This can be sorted by taking off the handle and tightening the screws on the inside of the barrel. The replacement from screwfix is an external handle and is more robust.
Door Handle Removal Instructions
Door Wrap
Some of the External and internal Flat doors were upgraded with the application of a wrap covering.
The manufacturer of the wrap was Cover Style a Swiss company.
This wrap can still be obtained from a supplier called William Smith. Web link below.
EV Charger issues
Currently there are EV chargers available in parking bays. To connect to the charger you must first contact T&M who will contact Roth to issue a card to use the system. Billing is done monthly and a bill will be issued from T&M.
Gas Boiler error codes
- F22 (Low Water Pressure):
This indicates the water pressure in the boiler system is too low. Simply top up the water pressure to 1-1.5 bar using the filling loop.
- F28/F29 (Ignition Failure):
These codes often indicate a problem with the gas valve or ignition system, possibly due to a frozen condensate pipe.
- F75 (Pressure Sensor Issue):
This can be caused by a faulty pump, a blockage in the system, or a problem with the pressure sensor itself.
- F32 (Fan Speed Fault):
A problem with the fan speed control within the boiler’s air system can cause this error.
- F61 (Gas Valve Regulation):
This indicates a fault with the gas valve, potentially caused by a short circuit or an issue with the cable harness.
- F62 (Gas Valve Switch-Off Delay):
This suggests a delayed shutdown of the gas valve, possibly due to a fault with the valve itself.
- F63 (EEPROM Error):
This indicates a problem with the electronic memory of the boiler.
- Check System Pressure: For F22, ensure the boiler pressure is within the correct range (1-1.5 bar).
- Inspect the Pump: If the pump is hot or noisy, it may be clogged or seized.
- Thaw Condensate Pipe: If F28 or F29 are displayed, the condensate pipe might be frozen, which can be thawed out.
- Check Gas Valve: For F61 or F62, check the gas valve for any visible damage or issues.
- Professional Assistance: If the error code is persistent or you are unsure how to proceed, it’s best to consult a qualified engineer.
- If a minor fault is displayed, you can try resetting the boiler by locating the reset button on the control panel and pressing it for a few seconds.

Key Fobs
Front door key fobs and penthouse lift and door fobs can be obtained from Bern through Taylor & Martin or can be cloned using some of the local hardware shops located locally in the West End and Maryhill. Marshall outlet can clone all fobs and keys.


Kitchen and Kitchen Appliances
The Kitchen fittings and appliances were supplied to the development by Kitchens International.
Below the kitchen sink is a card with a reference number issued by KI for the flat . If requiring service or spares you can contact KI with this number and they have an inventory of what they supplied to the flat and can supply parts as per your original specification.
They also supllied the Bedroom drawers in the flats and the walk-in wardrobes in duplexes and Penthouses
Kitchen Appliances
Have you registered your appliances with Gaggenau directly to ensure your guarantees are noted? If you have their call out service was quick and efficient.
If you completed after 1 Aug 2020 the guarantee is 5 years.
If you completed prior to 1 Aug 2020 Gaggenau gave 2 year guarantees however upped it to 5 years in certain circumstances. To quote gaggenau: “in order to qualify you would need the following from the Gaggenau range: 1 dishwasher, one oven range and one hob or ventilation appliance, as you have these you would indeed qualify for the 5 year warranty from the point of purchase” (They took completion as the point of purchase.)
You need to send proof of your completion date to Gaggenau to activate the longer guarantee periods and also proof of the number and type of appliances.

Mail Deliveries
Mail is delivered to the Concierge who then distributes the mail to the individual flats.Currently there is no Royal Mail deliveries on Saturdays.

Kohler Spares
When we had various Kohler bathroom parts replaced we found it a bit odd that they all had Thai instructions and were all from Kohler Asia. I can see the flush plate is discontinued in the U.K. but is still available in South East Asia! See link!

Shower Tray Sump and Control Panel
Shower Tray Sump
Just for info and from our experience: the design of the low-profile shower trays means that, the trap/u-bend is quite shallow and is prone to drying out and hence won’t always block smells from coming back
The traps dry out so now we always run those showers weekly, remove and clean the traps (which is easily done), replace and then flush the drains to ensure the traps are always full of water.
Control Panel for Showers
If your Kohler shower wall control panels, are showing any time other than the right time, you can reset them by pressing power and up simultaneously, then navigating to programme 2 using the up or down buttons, reset the time using the up/down buttons with the power button acting as the set/save button, then navigating back via the up/down buttons to the Programme Eng menu, pressing power once more to exit. Just in case you didn’t feel like reading the manual.
Shower Hot and Cold Mixer Unit
The mixer unit for the showers are usually located in the bedroom wardrobes on the top shelf behind the wood veneer panel .

The penthouses mixer units are located in two places , the bedroom with shower has the 1 mixer unit located in the bedroom wardrobe and the other 2 mixer units are installed in the utility room as per the photo. Located in the white box that runs along the top of the roof.

Smoke Vent
In event that the smoke vent is activated and you have checked all is okay you can close the smoke vents by pushing the reset button on the orange smoke vent boxes.
Once closed and reset the lift will work again
TV Signal Issues
The TV Amplifier is located the boiler cupboard and boosts the signal and distributes to the rest of the rooms in your apartment. If no signal please check that the amplifier is powered on .
Underfloor Heating
The underfloor heating system in the development was designed by Myson Underfloor heating. Kevin Taylor is the regional rep and is very helpful and knowledgeable if you have a problem with the manifold or pump

Window Cleaners
WINDOW CLEANING
The window cleaning contract is currently carried out by Poletek every 8 weeks and the cost is apportioned amongst the owners as per the legal deed of conditions.
Water Leak and Stop Cock
HOW TO STOP WATER TO YOUR APARTMENT IN AN EMERGENCY
Each Apartment has a tap on the inlet water pipe that is normally located in the boiler cupboard, turn this tap and it will stop the flow of water.
Also located normally in the cupboard outside each apartment door is a handle on the water inlet pipe which allows water to be shut off from outside the property, this is valuable if for any reason the owner of the apartment is not available, and the water is needing to be shut off to prevent damage to the property.
